STANDARD SEARCHES WE COMPLETE AS WE OPEN YOUR FILE:
Title Search x 2 This gives a description of the property and lists, the title reference, the registered owner, encumbrances, registered leases and caveats. It is important to see if there are any of these interests over the property before the purchase goes unconditional to ensure there are no other interests listed that could affect your interest on title. Once the contract is signed and the day of settlement
Registered Plan This shows the location of the land and allows you to identify if it is the correct block Once the contract is signed
Bankruptcy Search This search establishes whether the seller is listed on the Insolvency and Trustee Services Australia Bankruptcy Register. Once the contract is signed
QLD Court Search This search establishes whether or not the seller or the property is the subject of an ongoing civil claim. Once the contract is signed
Company Search

(if required)

If either party is a company this search confirms the registered company name and that the ACN matches that is stated on the title of the property and who is authorised to sign on behalf of the company. Once the contract is signed
Pool Safety Register

(if required)

This will determine whether a current Pool Safety Certificate is in effect in respect of a pool Once the contract is signed
STANDARD MAPS WE GENERATE AS WE OPEN YOUR FILE:
QLD Transport Map This map verifies whether or not the Department of Transport and Main Roads has, or may have a land requirement for the property in relation to transport and road infrastructure. Once the contract is signed
TCC Services Map

(TCC properties only)

This map shows where the sewage line and water connection is for the property. Once the contract is signed
TCC Flood Map

(TCC properties only)

This map show the storm tide evacuation zones for your suburb (if applicable). Once the contract is signed
STANDARD SEARCHES WE COMPLETE ONCE THE CONTRACT IS UNCONDITIONAL:
TCC Standard Rates This search provides local government information:

  • Rates, stormwater, sewerage, water, roads, service plans;
  • Financial information, ownership, valuation details;
  • Flood hazard assessment and storm tide inundation assessment for the property.
  • Heritage search which verifies whether or not the property is listed on the Townsville City Council Local Heritage Database.
  • Planning services, including zoning, landslide hazard zoning, heritage listings; and
  • Health services including premises registration, vacant land, and overgrown allotments.

This search will be relied on for the purpose of calculating an adjustment at settlement. If there are rates owing an adjustment will occur in your favour at settlement.

Once the contract is unconditional

(5 day turnaround)

 Land Tax Certificate  This certificate confirms if there is land tax owing over the property. If there is tax owing an adjustment will occur in your favour at settlement. Once the contract is unconditional.
Body Corporate Info Certificate (Form 13)

(if required – Unit only)

The certificate provides financial and management information relating to the Body Corporate and is only relevant for a UNIT or TOWNHOUSE. This search will be relied on for the purpose of calculating an adjustment at settlement. Once the contract is unconditional.
